According to our analyses and forecasts, in the first quarter of 2026 the primary real estate market of the Republic of Armenia demonstrated high activity and significant quantitative growth compared to the same period of the previous year. Based on the available data and the current market dynamics, it can be recorded that from the beginning of the year the market has been shaping a stable growth trend while maintaining a high level of activity.
According to the published official data, in the first quarter of 2026 the number of transactions amounted to 3,740, of which Yerevan accounted for 2,348 and the regions for 1,392, whereas in the same period of 2025 there were 1,638 transactions, of which Yerevan accounted for 996 and the regions for 642.

It is evident that compared to the same period of the previous year, Armenia recorded growth exceeding 128%. However, the figures show that Yerevan, despite losing the favorable conditions that served as a stimulus for the market, continues to register growth compared to the previous year, increasing by about 135%, while the regions grew by 116%.
Thus, during the first quarter the market demonstrates stable and continuous growth, recording high activity each month.
According to our forecasts, in April 2026 the number of transactions may reach around 2,100, which is about 268% higher than the same period of the previous year and exceeds the indicators of the previous months of the current year.
This level in April is conditioned by the continuation of the high activity formed in the first quarter, as well as by the large-scale real estate exhibition-sale held in March in the region—Toon Expo. Starting from January, the growth dynamics show that each subsequent month forms higher indicators.
At the same time, such high activity may also bear the nature of a short-term peak, and in the following months some balancing may be observed—maintaining overall activity but without the same high pace.
The data of the first quarter of 2026 and the forecast for April indicate that the primary real estate market of the Republic of Armenia continues to maintain the trend of active development.
As a result, a steadily developing market is being formed, where the primary segment continues to remain an active and demanded direction.
