The primary real estate market of the Republic of Armenia continues to demonstrate high activity in 2026; however, this activity can no longer be correctly explained only by another increase in demand or by positive market fluctuations. A new reality has formed within the market: today, the buyer’s decision is decisively influenced not only by the price of the property, but also by the terms under which that price can be paid.
The data for the first four months of the year show a clear activation of the market: in January–April 2026, around 5,800 transactions were registered in the primary real estate market of the Republic of Armenia. For comparison, during the same period in 2025, the number of transactions was around 2,200. In other words, on a year-on-year basis, transaction activity increased by approximately 164%. These indicators refer to the primary real estate market of the Republic of Armenia as a whole, while Yerevan continues to remain one of the main centers of market interest, even in the absence of the income tax refund program.
However, one of the important explanations for this growth is the market’s adaptation to the new rules of the game. If previously the buyer’s main question was the price, today the buyer first tries to understand how much must be paid at the beginning, over what period the remaining amount will be repaid, whether it is possible to acquire property without complicated banking procedures, interest burden and a large initial payment, as well as what total amount will ultimately be paid for the entire transaction.
Recently, the installment and phased payment models offered by developers have become one of the main sales tools in the primary market. They reduce the buyer’s initial financial burden and make it possible to enter the market with smaller starting capital.
In practice, this means that the buyer does not necessarily need to have the full amount or a large advance payment from the very beginning. In many cases, the buyer can first pay a relatively small part of the property value and repay the remaining amount during construction, upon receiving the apartment, or according to other pre-agreed stages.
The attractiveness of installment payment terms increases especially because, in some cases, they allow the buyer to acquire real estate without the direct involvement of a bank, with affordable monthly or phased payments and without interest. This significantly changes the psychology of purchasing: for the buyer, real estate becomes not only a solution to a housing need, but also a more manageable and predictable investment instrument.
As a result, the sector becomes significantly more attractive also for investors who want to allocate capital into real estate without bank financing, interest burden and long-term credit obligations. This approach is especially important for buyers who have income or capital but do not want to enter a long mortgage process.
Thus, installment payment is becoming not only a technical sales condition, but a new mechanism for market development. It expands the circle of buyers, activates demand that had been in a wait-and-see position, and creates a more flexible and competitive sales environment for developers.
It is important to understand that the new market logic is not necessarily built on price reductions. In many cases, the developer does not reduce the price, but changes the payment structure. In other words, the market is trying not to make the property cheaper, but to make it more accessible through more convenient payment mechanisms.
This is a very important change, because the primary market is beginning to operate not only around the question of “how much does it cost,” but also around the question of “how is it paid.” For the buyer, payment flexibility is becoming just as important as location, the project, construction quality, or the expectation of future price growth.
For this reason, the activity of 2026 can be viewed as a stage of market maturation. Developers better understand the buyer’s financial behavior, while buyers respond more actively to offers where the payment burden is distributed over time.
The approaching deadline of the income tax refund program in the regions around Yerevan also affects the activation of the market. This factor created time pressure for a certain group of buyers, pushing them not to postpone their decision and not to lose the opportunity to benefit from the program.
The “Toon Expo” held in March also played an important role in activating the market. The exhibition brought together developers, buyers, investors, banks and other market participants in one space, creating an environment where the buyer could quickly compare not only projects, but also payment terms.
In this sense, “Toon Expo” became not only a representative event, but also a platform for demonstrating the new rules of the market. In one place, the buyer saw that the market had changed: offers are no longer limited to presenting only the price, but include installment payment models, mortgage solutions, special exhibition terms and more flexible sales approaches.
This is precisely why the exhibition environment can have a direct impact on transaction dynamics. It accelerates the buyer’s orientation, increases awareness and allows the market offer to be presented not separately, but as a complete and competitive picture.
For the international recognition of Armenia’s real estate market, TOON EXPO MOSCOW 2025, held in Moscow in 2025, had particular importance. The event took place on June 27–29, 2025, at the Timiryazev Center in Moscow and was presented as a premium-class real estate exhibition and sales event. It was held in Russia for the first time and brought together developers, real estate agencies, investment projects and banks.
This event was especially important because in June 2025 TOON EXPO went beyond the borders of Armenia for the first time in the format of TOON EXPO MOSCOW 2025. In other words, it became one of the first and important systematic presentations of Armenian real estate in the Russian market.
Moscow “Toon Expo” showed participants of the Russian market that Armenia’s real estate market is already a developed and competitive market with clear growth trends. It was presented not only through individual projects, but as a complete ecosystem: developers, banks, agencies, investment offers and modern sales terms.
Today, the investment attractiveness of real estate in Armenia for Russian investors is also strengthening against the background of unstable regional relations. When political, economic and geopolitical uncertainties increase in the region, capital begins to look for more understandable, closer and more manageable directions for allocation.
In this context, Armenia has several important advantages for the Russian investor: the market is geographically close, cultural and business ties are understandable, the real estate sector is active, and more flexible payment mechanisms have formed in the primary market. All of this makes Armenian real estate not only a direction for capital preservation, but also a possible direction for growth and profitability.
In conditions of regional instability, for an investor, not only the property value is important, but also the predictability of the market. If the market has active demand, developing construction, clear sales tools and experience working with foreign buyers, then it is more easily perceived as an investment environment.
Here again, installment payments play a key role. For the Russian investor, they can lower the entry threshold and allow capital to be allocated in stages, without withdrawing the entire amount at once or entering into a banking obligation. Especially in cases where the developer offers affordable payments and the opportunity for repayment without interest, the investment decision becomes simpler and more attractive.
At this new stage of the market, real estate is no longer only an apartment in the eyes of the buyer and investor. It is increasingly viewed as a possible source of capital preservation, value growth and future income.
This is especially evident in the primary market, where the buyer can enter a project at an earlier stage, make payments over time and, upon completion of the property, receive an asset whose value may already have increased. This logic makes real estate a more accessible investment instrument for those people who previously did not enter the market because of the need for full payment or bank financing.
In other words, installment payment changes not only the mechanics of sales, but also the perception of real estate. It moves the market into a more investment-oriented field, where not only the moment of purchase is important, but also the payment schedule, the completion date of the property, future value and possible profitability.
The activity of the first months of 2026 shows that the real estate market of the Republic of Armenia has entered a new stage, where the growth in transactions is driven not only by demand, but also by the market’s adaptation to the new rules of the game. At the core of these rules are installment payments, which reduce the initial financial burden, expand market accessibility and become a key sales tool for developers.
The opportunity to acquire property without bank involvement, with affordable payments and without interest makes the market more attractive not only for homebuyers, but also for investors. Against this background, TOON EXPO MOSCOW 2025, held in Moscow on June 27–29, 2025, played an important role in increasing the recognition of Armenia’s real estate market, showing the Russian audience that it is a developing, competitive direction that is of investment interest.
Against the background of unstable regional relations, the Armenian market may become a more attractive capital allocation environment for Russian investors. The understandability of the market, active construction and installment payment tools together form the conditions under which real estate is viewed not only as property, but also as an opportunity for effective capital investment.
