According to the forecast for June 2026, approximately 1,550 purchase rights are expected to be registered in the primary real estate market of the Republic of Armenia, compared to 840 recorded in June 2025. If the forecast is confirmed, the market will record approximately 85% growth compared to the same month of the previous year.
The June forecast is notable because, although the growth rate is more moderate compared to previous months, the market continues to maintain a high level of activity. It is important to emphasize that the relatively lower growth rate is not the result of a weakening market, but rather of the already high level of activity recorded in June 2025. In June of last year, the number of purchase rights increased from 591 in May to 840 in June, creating a significantly higher comparison base. Therefore, the forecasted 85% growth for June of the current year should be viewed in this context.

The chart illustrates the actual number of purchase rights registered in 2025, the actual figures for 2026, and the forecast for June 2026, highlighting the sustained high level of market activity and the projected results for the first half of the year.
Developments during the first half of 2026 indicate that following the sharp increase in market activity recorded in April, the market has gradually transitioned into a more balanced phase. While 2,153 purchase rights were registered in April, 1,555 were recorded in May, and approximately 1,550 purchase rights are forecast for June.
These figures indicate that the market has maintained nearly the same level of activity for the second consecutive month. This reflects not a decline in demand, but rather the stabilization of the market, where elevated activity is beginning to establish itself as the new normal rather than remaining the result of short-term growth.
If the June forecast is confirmed, approximately 8,998 purchase rights will be registered in Armenia's primary real estate market during the first half of 2026, compared to 3,639 during the same period in 2025.
The key indicators for the first half of the year are expected to be as follows:
These results indicate that during the first six months of the year, the market has maintained a significantly higher level of activity compared to the same period of the previous year.
At first glance, the forecasted 85% growth for June may appear significantly lower than the growth rates recorded in previous months. In reality, however, this is the result of a higher comparison base.
In May 2025, the primary market recorded 591 purchase rights, while 840 were registered in June, representing approximately 42% month-over-month growth. Consequently, June 2026 is being compared with an already highly active month rather than with a relatively weaker period. As a result, the year-over-year growth rate naturally appears lower, while the actual number of transactions continues to remain at a very high level.
The June forecast indicates that Armenia's primary residential real estate market continues to maintain its stabilization trend. While the first months of the year were characterized by rapidly accelerating market activity, the market is now entering a more balanced phase in which transaction volumes have remained at approximately 1,550 purchase rights for several consecutive months.
At the same time, the forecasted 85% growth compared to the same month of the previous year should not be interpreted as a sign of market weakening. On the contrary, it reflects the fact that June 2025 had already recorded a high level of activity, resulting in a substantially higher comparison base.
If the forecast is confirmed, Armenia's primary real estate market will record approximately 147% growth during the first half of 2026 compared to the same period of the previous year. This will once again confirm that the elevated level of market activity established in 2026 continues to be sustained and is gradually evolving into the market's new equilibrium.
