According to our estimates, Armenia’s primary real estate market is expected to record approximately 147% year-over-year growth in the first half of 2026 compared to the same period of the previous year. This result indicates that the market has not only maintained the high level of activity established at the beginning of the year but has also entered a new stage of development, where demand is gradually transforming into a stable market trend.
During the first half of the year, market activity was driven by several factors simultaneously, including more flexible financing conditions offered by developers, sustained buyer confidence, and the continuous expansion of new residential projects. As a result, the high level of activity was maintained throughout the entire six-month period, indicating that the market has developed not merely short-term growth, but rather more sustainable demand. At the same time, the nature of competition has also changed. Whereas price was previously one of developers’ primary competitive advantages, today greater importance is placed on the flexibility of payment terms, project quality, and the functional convenience offered to buyers.
The market trends established during the first half of 2026 provide grounds to expect that Armenia’s primary real estate market will maintain a high level of activity throughout the second half of the year. However, while the defining characteristic of the first half was significant demand growth, developments during the second half will be driven primarily by intensified competition among developers and the geographical redistribution of demand. In recent months, the continued expansion of flexible installment payment schemes has already become evident. Developers are revising payment schedules, expanding non-bank financing opportunities, and offering customized payment solutions tailored to different buyer segments. This trend is expected to continue throughout the second half of the year, making installment payment schemes one of the primary market’s key competitive instruments.
At the same time, the primary real estate market in the regions surrounding Yerevan is expected to become significantly more active during the second half of the year. Since 2026 is the final year of the income tax refund program, many buyers are expected to complete their home purchase before the end of the year in order to benefit from the existing state support mechanism. This is expected to generate additional demand in the suburban communities surrounding Yerevan, particularly in those areas where residential construction has expanded considerably in recent years. Therefore, in our assessment, the primary market developments during the second half of the year will be driven less by sharp demand growth and more by changes in developers’ competitive strategies, the introduction of more flexible sales conditions, and the gradual shift of demand toward the regions surrounding Yerevan.
During the second half of 2026, market activity will be influenced not only by domestic economic developments but also by several important industry and international events that contribute to strengthening Armenia’s investment environment and international visibility. The Tօօn Expo exhibition, scheduled for November, is expected to become one of the main drivers of market activity during the final months of the year. Traditionally, developers use the exhibition to introduce new residential projects, improved sales conditions, and special offers, resulting in increased buyer interest and higher transaction activity.
At the same time, the 8th Summit of the European Political Community (EPC) and the Armenia–European Union Summit, both scheduled for October, are expected to provide a positive signal for Armenia’s investment environment. Although their impact on the real estate market will be indirect, such high-level international events contribute to strengthening the country's investment attractiveness and international recognition. Consequently, market activity during the second half of the year will be influenced by both domestic market trends and external developments, creating additional conditions for the continued growth of Armenia’s real estate sector.
The results of the first half of 2026 demonstrate that Armenia’s primary real estate market has maintained a high level of activity and established solid foundations for sustainable growth. In our assessment, the key market trends during the second half of the year will focus on intensified competition among developers, more flexible sales conditions, and increased demand in the regions surrounding Yerevan.
At the same time, the industry-specific and international events scheduled throughout the year may contribute to sustaining and increasing interest in Armenia’s investment environment while creating favorable conditions for the continued development of the real estate market. Overall, the second half of 2026 is expected to become another important stage in the development of Armenia’s primary real estate market.
