The high level of activity established in the first half of 2026 is continuing into the beginning of the second half of the year. Following the April peak, the market has shifted toward a more balanced trajectory without a significant decline in activity. The results recorded in May and June showed that the number of purchase rights remains high, while the July forecast indicates that the positive dynamics are likely to continue.

Around 1,700 purchase rights are forecasted for Armenia’s primary real estate market in July 2026. Compared with the 1,588 purchase rights actually recorded in June, this represents an expected month-over-month increase of approximately 7%. The difference is even more pronounced on a year-over-year basis. In July 2025, 945 purchase rights were recorded. Therefore, if the July forecast is realized, the market will register approximately 80% year-over-year growth.
At the same time, comparing the dynamics of the two years reveals an important pattern: the market is generally following the same direction of movement as in the previous year, but at a substantially higher level of activity. An increase from June to July was also recorded in 2025, and the 2026 forecast suggests that this direction will continue, this time under conditions of significantly higher transaction activity.
The July forecast indicates that the second half of 2026 is beginning under conditions of high market activity. The market continues to move broadly in line with the dynamics observed in the previous year, while the quantitative level of transactions remains significantly higher. If the forecast is confirmed, July will become another month demonstrating that the activity established since the beginning of the year is being sustained, with the market remaining at a consistently high level at the start of the second half of 2026.
