The real estate market of Hrazdan and nearby communities is standing at a historic turning point. The launch of Firebird’s AI data center construction is already influencing prices and demand. Property and land values are expected to rise sharply, rental demand will become more active, and the construction sector will gain new momentum. Commercial space demand will also grow, bringing new restaurants, cafés, shops, and service centers. This will reshape the community’s economic structure, creating new jobs and income.
At the same time, rapid price growth may make property less accessible for local residents, which requires clear urban planning and balanced policies. Moreover, since Yerevan remains Armenia’s most attractive and infrastructure-rich city, it is likely that the real estate markets between Hrazdan and Yerevan will also become more active, forming new residential and commercial hubs that serve as connecting links between the two cities.
At the root of these real estate market changes lies one of the largest technological initiatives in Armenia’s history. Firebird is building an AI data center in Hrazdan, based on NVIDIA’s latest Blackwell GPUs, scheduled to launch in 2026.
In its first phase, the center will have 100 MW capacity, operate with 512 GPUs, and cost about $500 million. By 2030, maximum expansion could exceed 500 MW, with more than 5,000 GPUs, and total investments surpassing $4 billion.
The center will create thousands of jobs: 600–1000 in the first phase, and up to 2500–4500 with expansion. The economic impact will also be significant: IT sector growth of 10–15% annually, tax revenues of $50–200 million, and technology service exports exceeding $500 million.
Currently, the investment amounts to around $500 million, while by 2030 expansion plans could bring total investments to up to $4 billion. This scale not only represents a technological leap but also a major economic and social opportunity, surpassing recent foreign investment volumes (around $800 million in recent years).

At the same time, the project faces challenges: energy demand reaching up to 945 TWh, environmental management issues, shortage of specialists, and dependence on NVIDIA and U.S. contractors.
Firebird’s AI data center is a historic opportunity for Armenia. It can change the country’s position in the region, turning it into an AI hub, creating thousands of jobs, and attracting billions in investments. Yet its most immediate and visible impact will be felt in the real estate market—through rising property values, construction growth, commercial space development, and transformation of community structures. Success will depend not only on expanding energy capacities but also on preparing local specialists and ensuring balanced real estate market development.
